This got us thinking…

With the hot seller’s market we’re in right now, it’s not too different from how people are purchasing real estate. 

According to a recent study by Redfin, “63% of 2020 Homebuyers Made an Offer Sight Unseen, Shattering Previous Record”

With this buying behavior on the rise, it’s important to make sure that your listings are more attractive to sight unseen buyers. We wanted to help you achieve that.

How Can You Make Your Listings More Attractive to Sight Unseen Buyers? 

1. Commit to Picture Quality 

A picture is known to be worth a thousand words, but in our industry a picture could be worth thousands of dollars. Don’t phone this part in. A home may be gorgeous in person, but if all sight unseen buyers have to rely on is photos, the wrong lighting or angle could deter a potential buyer who would have actually loved the place.

Hire a professional, use a nice camera, and stage the place perfectly for photos. It could be all a buyer sees before they put in an offer. 

2. Use Video in Your Listings

When buyers can’t see a house in person for whatever reason (oftentimes distance, but more and more it’s the competitive market! Even local buyers may put down an offer sight unseen) video is the next best thing!

This is an opportunity to show off the features of the house and help the buyer feel like they’re actually seeing it. You can also talk through things that you think others will like about the house. For example, you could say “This is the living room, I love how much natural light it gets throughout the day”

3. Build Trust

Whether you’re the listing agent or the buyer’s agent, sight unseen purchases require more trust than ever. If your client is interested in purchasing a home, but can’t see it, they’ll ask you for advice and defer to your expertise, but only if they trust you.
